As you consider a stay with us, please take the time to read some of our key policies at Orlesa Farms.  We look forward to having you as our guest during your stay in the Heart of the Shenandoah Valley!


  • Orlesa Farms is not open to the public and is for the private and exclusive use of our registered guests or those attending special events.  This includes all facilities, grounds, parking, and roads.  No "Walk-ins," we only accept advanced reservations. 

  • Room rates are based on single or double occupancy.  A 16% total tax and fee is added to each rate.  A deposit equal to 1 night stay or 50% of the total for a 2 or more night stay is required.  Remaining balance is due 21 days prior to your arrival date.  

  • Check-in is after 4pm; Checkout is before 11am.  We are unable to accommodate early check-ins or late check-outs.  

  • We are 100% smoke free in all facilities and on all grounds

  • Orlesa Farms is a quiet and romantic getaway for many of our guests.  Therefore, The Millstone Inn, the Main house, & in the Glass Conservatory are for adults only.  We welcome adults traveling with those 17 and under to stay in our Cranbrook Cottage.  

  • The main house is not a common area.

  • Pets are not permitted on the property.  

  • For the Safety and security of our guests and property, we may install Ring security cameras on entry doors and parking areas.  Audio is disabled.  

  • Due to fire danger, Candles are not permitted on the property.  Battery operated candles are available for purchase to be in your room upon arrival.

  • High Speed XFINITY internet is available with wifi connections for your devices and our smart TVs.  

  • Masks are still required when in the common areas, stairs, and hallways of the Millstone Lodge/Barn, this includes when entering or leaving.  When available, events Inside the Main house or glass conservatory, also require wearing a mask at this time. 

  • Breakfast - Guests now have the option to choose from our "Best Available Rate," or our "B&B Experience Rate."  Additionally, starting this Fall, Guests will now have several packages that can be added to their stay including our Romance, Adventure, and Eatery Packages!   

  • Please take a moment to review these and other policies in further detail below prior to booking your stay.  We sincerely appreciate all our guests and thank you for considering staying with us here at Orlesa Farms.

 "WARNING" or "ATTENTION" followed by "Under Virginia law, there is no liability for an injury to or death of a participant in an agritourism activity conducted at this agritourism location if such injury or death results from the inherent risks of the agritourism activity. Inherent risks of agritourism activities include, among others, risks of injury inherent to land, equipment, and animals, as well as the potential for you to act in a negligent manner that may contribute to your injury or death. You are assuming the risk of participating in this agritourism activity."



  • Reservations made online are preferred.  We are happy to speak with you by phone of course, but keep in mind, we may not be immediately available for reservations due to the other responsibilities at Orlesa Farms and to our current guests. 

  • Reservations are in "real-time," immediately blocked, and taken from inventory across any and all platforms where reservations can be made.  A confirmation is sent directly to you.  

  • All Room Rates are based on single or double occupancy.  A 5.3% state tax, 6.7% city occupancy tax, and 4% fee are added to each rate.

  • All eight (8) deluxe rooms in the Millstone Lodge/Barn are designed to accommodate one or two guests only, regardless of age. 

  • Two additional guests are possible in the Cranbrook Cottage where we do allow a total occupancy of 4 guests.  There is an additional fee per guest/night, regardless of age.  

  • Rate Includes accommodations, free high speed internet, free parking, access to the grounds and various amenities, Keurig coffee, tea, cocoa, bottled water, and luxury toiletry amenities.  Daily room refresh upon request (except Sundays and Thursdays). 

  • Breakfast is not included in the "Best Available Rate."  

  • Same day bookings are available online until 5pm.  


  • Orlesa Farms is a private property.  The resort-like setting, with all rooms, grounds, guest amenities, food, and services are reserved for the enjoyment and exclusive use of registered guests only; no unauthorized parties, gatherings or outside visitors are allowed.  

  • Please, if you wish to have a guest for a brief visit, that may be possible, but this must be coordinated with us and approved in advance.  

  • This policy helps to ensure the privacy and enjoyment for all of our registered guests or for those holding a private event.   


  • All reservations will be held with a major credit card.  We accept all major credit cards.  

  • One night stays, will be charged in full at the time of the reservation

  • Two or more night stays will be charged 50% of the total amount due at the time of the reservation.  The remaining balance of your reservation is due 21 days prior to your arrival date and will be charged automatically to the original card.  

  • Any reservation made within 21 days of arrival will be charged in full at the time of the reservation.  

  • By making a reservation, whether online or by phone, you are committing to pay the full amount, per our policy terms, for the dates reserved.   

  • It is the Guest’s responsibility to update any card info that may be required prior to the date the balance is owed, otherwise you may risk losing your reservation and deposit.


  • If your travel plans change and you must cancel your reservation, please call us prior to your arrival date to make us aware of your cancellation.

  • If you must cancel your reservation, and do so more than fourteen (14) days prior to your arrival date, we will issue you a full refund less a 20% cancellation fee; or fully exchanged, 100%, for a gift certificate to be used at a future date. 

  • In the unlikely event that you must cancel your reservation, including shortening or moving your stay, and do so with 14 days or less notice from your arrival date, please understand that you are responsible for the full amount of your reservation.  If we are able to rebook your room(s), a  full or partial refund will be issued based on the amount of the new booking, less 20% cancellation fee.

  • All cancellations or changes to reservations must be made by phone to be valid, this includes any reservations made with any Online Booking Agency.   

  • Orlesa Farms is not responsible for misinformation of our policies on other internet sites and Online Booking Agencies (, Airbnb, Expedia, etc).  The policies on our site supersede any other site and we recommend booking direct.  Any changes or cancellations to reservations must be made with the booking site where the reservation was made. 

  • All refunds or credits will be refunded to the original form of payment the reservation was made by (Gift Certificate, credit card, etc).  

  • Orlesa Farms does not offer refunds for no-shows or early departures. 

  • No-shows and cancellations have a major effect.  Therefore, our cancellation policies must be strictly enforced. It is impossible to verify “hardship” cancellations. Therefore, all cancellations are treated the same, regardless of the reason given. 

  • Deposits for holiday reservations (Memorial Day, Labor Day, 4th of July, Thanksgiving, Christmas, New Year's, and other special local event weekends) are refundable up to 30 days prior to arrival. Holiday deposits are non-refundable within 30 days of arrival.

  • Deposits & Payments for Wedding, Special Events, and any overnight lodging related to them, are non-refundable and do not qualify for any cancellation or refund policy. 


  • By now, we can expect all of our guests are well aware of the risk of further COVID-19 spread, and as such, the risk they are taking when making new reservations and by traveling, both financially and physically. Therefore, all new reservations made on or after April 20th, 2021 will be held to our standard cancellation policies.


  • CHECK IN: Anytime after 4pm.  After 6pm is readily accommodated.  We are unable to accommodate early check-ins.  Please see our Self check-in/out policy below.  

    • After 10pm requires advance notice.  “Quiet-Time” is from 10pm to 7am. Any Guests Checking in/out during this time must take extra care to avoid disruptions to other guests. 

  • CHECK OUT: Before 11am.  We are unable to accommodate late check-outs.  Please see our Self Check-in/out policy below. 


Self Check-In/Out - Orlesa farms is a unique 12 acre, resort like setting, and thus we are often onsite but taking care of the property.  Additionally, COVID-19 has changed the hospitality industry and the way in which guests and staff interact.  

  • We have implemented a Self Check-in/out procedure for all guests which will be emailed to you either the day before, or the morning of your arrival.

    •  - you can pre schedule this email to be automatically sent by utilizing the Email Rules within your settings. An email template can also be created for the verbiage indicating Self check-in /out procedure. 

    • If the verbiage for this email is shared with me I can create your email template for you. 

    • We utilized various software and lock technology to assist our guests through this process and continue to improve.  We think you will find it very simple and still very welcoming, as we do our best to add special touches at the Inn.

  • Of course, if at any time you have troubles, call us at 540-712-7937 and we are happy to assist.  Typically, we are onsite until 6pm.  We look forward to meeting you sometime during your stay.  Thanks again!

Early Check-ins Policy-  Check-in is not before 4pm.  In order to allow enough time to complete our procedures in each room, assist current guests staying over, and to care for the property, no early check-ins will be granted.  Any guest access to the room prior to 4pm will elicit a charge equal to a half night stay and your room will not be ready.  Please, arrive after 4pm.  

Check-out is before 11am.  Staff is preparing cleaning procedures for 11am.  A $75 fee/half hour will be charged to your card on file for late checkouts.  If guests are still present at noon, they will be asked to leave the property  immediately.  

  • We want to thank all of our guests in advance for adhering to all of COVID-19 Guidelines, the policies stated above, and for being accepting and respectful as we navigate this process.  We know these are strict policies but it is our goal to provide the best experience we can for all of our guests, including your stay.

  • Orlesa Farms is a quiet farm setting and romantic getaway for many of our guests and the Millstone Barn/Lodge and its accommodations are not designed for children.  In consideration of these factors and of our other guests, we do not allow those 17 years of age and under, including infants and toddlers, in, or around, The Millstone Barn/Lodge, the Historic Main house and glass conservatory, or its flanking patios.   

  • Children are welcome in our family friendly Cranbrook Cottage where adults traveling with up to two (2) children over the age of 8 are permitted.  

  • Children will be subject to room occupancy limits and charged as adults.  

  • By making a reservation of this type, the Adult(s) agree not to leave any minor 17 years of age or younger unattended at any time during their stay and to control the minor’s behavior during their stay so as to preserve the peace and quiet expected by our other guests and to prevent inconvenience or injury to any person, or damage to property.  


  • Orlesa Farms and our overnight Historic Accommodations are not appropriate for Pets or emotional support animals of any kind.  A $350 fee will be charged to any guest bringing an animal in their room or on the property.  Bona fide service animals will be accommodated.  


  • An Agritourism facility, Orlesa Farms is committed to providing a smoke-free environment for our guests, staff, and the farm.  

  • Our policy does not permit smoking of any kind, anywhere on the property or inside any facility including all guest rooms.  (This includes vaping, marijuana, cigarettes, cigars, etc)

  •  If you choose to violate this policy, a minimum smoking penalty fee of $350 will be charged to your card automatically and you will be asked to leave immediately, forfeiting your entire reservation and/or not being able to continue enjoying the event you are attending.   

  • We look forward to welcoming you whether a smoker or not, however, we ask that you uphold our smoke-free policy while on our property and staying with us. 


  • We take pride in all we do, but this is most important to us

  • Continued practice of routine kitchen and housekeeping services, as well as more frequent cleaning and sanitizing of common areas with emphasis on areas, including, but not limited to, entry doors and foyer space, ice maker, door handles, room keys/locks, and stair handrails.  

  • Laundry - We continue to partner with Augusta Cleaners, An offsite commercial cleaning and Laundry company for nearly 100% of our laundry needs.  They continue to be a huge part in helping us provide a quality stay to our guests.      

  • Pest control - A farm setting can make for quite the assortment of creatures and pests.  There is always something that needs to be done on a farm and in addition to our own hard work and dedication, we continue to partner with Dodson Brothers, a commercial pest control company for routine service and reliable control. 


  • A Message to Our Guests

  • While how we deliver hospitality may never be the same, we are committed to providing exemplary guest service which we hope you notice and come stay with us again and again.  We maintain high standards of cleanliness throughout our entire property and know it is imperative that we all take appropriate precautions.  

  • We ask our guests to be our partners in this effort by adhering to the guidelines that have been put in place and by being patient and accepting of change as we learn to navigate this process.

  • Facial Coverings in The Millstone Lodge/Barn - are still required when entering in the common foyer and stair areas.  We understand the new guidelines permit fully vaccinated persons to not wear a mask, HOWEVER, we require ALL guests, staff, and visitors to wear a mask in these areas, Vaccinated or Not. 

  • In the unfortunate case that stricter mandates return, or even more restrictive guidelines would be mandated, The millstone barn is uniquely designed so that if need be, all the units can be separated. The Millstone Lodge/Barn has a unique architectural design where each room has its own private patio door entrance (weather permitting).  Although for most rooms, it is more convenient to enter through the main foyer entrance to get to their room, the unique setup of the barn would allow us, in most circumstances, to continue to operate even with heightened restrictions.  If such an unfortunate situation would occur again, guests can enter & exit through the exterior patio doors solely, removing the need to enter through the main entrance and inside entry doors completely, except for emergencies. 

  • You are happy to enter and exit through the patio doors solely now if that makes you more comfortable.  Either way, we prefer to be more optimistic and hope we quickly get back to normalcy.  so Let’s all continue the hard work and dedication in helping to prevent the spread of COVID-19 and other viral and bacterial infections the like.  


  • Your payment and personal information is always safe.  Our payment system uses Secure Sockets Layer (SSL) software, which is the industry standard and among the best software available today for secure commerce transactions.  It encrypts all personal payment information,  including credit card number, name, and address, so that it cannot be read over the internet.


  • We respect and are committed to protecting your privacy.   We may collect personally identifiable information and automatically receive/record information when you visit our site.  We never sell any personal information collected. 


  • Registered Guests may park either directly in front of the Millstone Lodge/Barn or adjacent to the Glass Conservatory building.  We ask that each guest only take one parking space in front of the Millstone Barn and to reserve the Handicap spot for those that need it.  We have no public parking.  


  • Orlesa Farms is a historic property and Agritourism Facility and thus has limited handicap accessibility for most structures and on the grounds. 

  • The Essex, Bristol, Middlesex, and Sussex are all accessible from the ground floor, front entrance, of the Millstone Lodge/Barn building, offering luxurious accommodation for those with limited disability. The Middleselx features are only ADA compliant bathroom with walk-in shower, grab bars, and shower seating available upon request. All four rooms have 36” entry and bathroom doors.  The Main floor is accessible by either ramp or 2 steps and the threshold to enter the main floor that is less than 2” in height.  

  • All other rooms require the navigation of at least one full flight of stairs.

  • There is ease of maneuverability between the parking area to the entrance of the Millstone Lodge/Barn along a stone walkway with 2 steps or optional ramp with dual hand rails.

  • Entrance to all other buildings/structures including but not limited to the Cranbrook Cottage, Main House, events, glass conservatory, and Check-in, require the navigation of two or more steps, and are not easily accessible.  

  • The remaining areas and all grounds include, but are not limited to, the ability to navigate poorly lit areas, uneven ground, steep slopes, steps, gravel walk-ways, around landscaping, etc, and thus, are not easily accessible.


We look forward to helping all guests to the best of our abilities with the facilities we have and hope everyone can stay.  Some of the ways we comply with the ADA include:

  • Individuals with disabilities can make reservations during the same hours and in the same manner as individuals without disabilities.

  • We have Identified and described accessible features and inaccessible features for the Millstone Lodge/Barn and guest rooms in detail.  This allows individuals with disabilities to determine whether our overnight lodging can meet their needs.

  • Our ADA accessible guest room is held for use by individuals with disabilities until all other guest rooms have been rented to the best of our ability.  Once reserved, we guarantee it will be held for that customer.  Third-party booking agencies are advised of our efforts to make accessible rooms and features available.  

  • Guests with Bone fide service animals as defined by the ADA will be provided access to all areas of the Millstone Lodge/Barn afforded to those without service animals

At Orlesa Farms, we want your stay to be as enjoyable as every other guest's stay. 

Payment: 50% of reservation is due at time of booking.  The Remainder is due 7 days prior to the arrival date and will be charged to the card saved on file.  It is the guests responsibility to ensure this full payment is made at that time, if not, the stay will be considered abandoned, available for booking, and no refund will be issued for the deposit.  Any issues with the card on file is not Orlesa Farms responsibility and rests soley on the guest.  Any bookings made with an arrival date less than 7 days from booking, 100% is due immediately.  Cancellations:  Full refund: cancellations made within 48 hours of booking if the check in date is 14 days away.  After that (13 days or less), no refund of the deposit will be made.  Any Cancellation made within 7 days of the stay will forefiet 100% of the entire stay, and monies owed at that time will be billed to the card on file.  If that payment form is invalid, you are fully responsible to provide another form of payment for the remainder owed. Again, NO REFUNDS for cancellations made within 7 days of check-in.

The following policies are in place to help make your stay a memorable one.

1.  Absolutely NO SMOKING.  Smoking at any location is strictly prohibited.  This includes inside rooms, buildings, etc but also on the entire grounds of the farm.

2.  CAUTION ADVISED: this is a working farm with inherent risks.  Whether exploring the grounds, feeding the animals, or just relaxing, you are responsible for your own actions and safety.  Please be aware that all fences should be assumed to be electrified and should not be touched or crossed.

3.  Early Check-ins-  We understand early check-ins are helpful however, please do not book 1 night, then ask if you can check-in early at 10 am.  If that is the case, book an extra night and arrive early to enjoy all the farm has to offer.  We are happy to work with early or late requests but please, keep in mind we have a responsibility to current and future guest accommodations.  We also accept last minute bookings so we can't respond to early check-in requests earlier than the day of check-in.

4.  NO PETS allowed.  Due to the other animals on the farm, other guests that may be in close proximity, etc, we can't accommodate pets.  Although we understand service dogs are important, due to the layout and structure of the farm and facilities, we can not accommodate service animals either.  

5.  This is a special and unique place, and we want to keep it that way.  Please follow the checkout instructions closely.  You will be charged for any damage to linens, furniture, damage, etc.  We are not responsible to clean up messes or specialty clean linens due to guest actions.  You are fully responsible to leave the unit as you found it.  Although we don't ask you to sweep,  dust, and mop, we do require you to respect your stay here as you would your own home!  

6.  Children are welcome.  In fact, the innkeepers have 6 children.  We are happy to get to know you while you are here but also happy to respect your privacy and want you to enjoy your stay. 

Jacuzzi and Gas Fireplace rooms-  We provide instructions on how to use both the Jacuzzi and the Gas fireplace, however, if you feel uncomfortable or have concerns, do not operate them.  You are fully responsible for understanding how to operate them. 


Cleaning fees will be added to your reservation:

Jacuzzi suites = $49

Guest suites = $39

Cranbrook Suite, Full kitchen, living room, private fenced yard = $79

Other fees may apply:

Smoking fee/damage = $250

Late check-out fee: check out is 11 am and we must be firm.  A Noon checkout is available for $45 and will be billed automatically if your room is not vacated by 11am.    

Early Check-in:  2pm is the earliest Check in available and we are unable to garauntee any early check-in.  We recommend booking the night before if you need a check-in prior to 4pm.  Thanks
